California insurance, explained
Why is California home insurance being nonrenewed?
If a nonrenewal notice arrives, the coverage may be ending because elevated local risk — wildfire, most often — is leading the insurer to reduce policies in the area. It can also come down to the home or the policy itself, like a roof past the insurer's age limits or nonpayment of premiums.
What is a DIC policy, and do California buyers need one with the FAIR Plan?
A DIC (difference in conditions) policy supplements the fire coverage offered by the FAIR Plan with the other coverages included in a standard home insurance policy, such as personal liability and perils other than fire.
Does California home insurance cover earthquake damage?
No — standard California home insurance policies do not cover earthquake damage. Insurers in California are required to offer earthquake insurance to policyholders every other year through the California Earthquake Authority.
How does the 2026 Sustainable Insurance Strategy affect California rates?
California's 2026 Sustainable Insurance Strategy (SIS) can cut either way. For FAIR Plan policyholders and homes that meet wildfire mitigation standards, it may open the door to lower premiums through a competitive private insurer or mandatory discounted rates. Its emphasis on insurer commitment to high-risk areas and modernized catastrophe modeling could also raise rates for some consumers, especially in the short term while the market stabilizes.
What are the Safer From Wildfires requirements for a discount?
To qualify for a discount under Safer From Wildfires regulations, your buyer needs at least one of the listed home hardening improvements — clearing combustible materials from under a deck, or replacing the roof with a Class A fire-resistant roof, for example. Multiple projects increase the discount.
